Tradesman - Building Maintenance **Requisition ID** 10212BR **Work Location** Lubbock **Org Level 1** Texas Tech University **Campus** Texas Tech University **Department** University Student Housing **Position Description** Safely performs journeyman level tasks in the fabrication, construction, maintenance, alteration and repair of fixtures, equipment, structures, buildings, and built-in components for Texas Tech facilities. Works under general supervision with moderate latitude for the use of initiative and independent judgment. **Major/Essential Functions** + Maintenance and repair of buildings including doors, windows, walls, ceilings, floors and electrical circuits. + Repair and replace beds, drawers, closets, and mini-blinds when needed. + Meet established standards in observing and reporting deviations in student conduct, maintenance issues and/or criminal activity to the appropriate department. + Assist Allied Crafts and Facility Coordinators when necessary. + Continuously expand skill set to effectively maintain assigned buildings. + Effectively work with Facility Coordinators as a team to complete required work when buildings are unoccupied. + Communicate via two-way radio. + Perform nightly inspection walk-through of all assigned buildings. Protect property against theft & vandalism by periodic foot patrol of buildings, examining doors and windows for integrity, and observing people and unusual occurrences. + Maintain records of materials and labor expended on each job. Document various maintenance and safety issues by means of incident reports and work order forms for later attention by Housing staff. + Prioritize jobs in order of importance. + Request tools and supplies as necessary to effectively maintain assigned buildings. + Maintain effective communication and relationships with TTUPD, Emergency Maintenance and Residence Life staff. + Effectively manage time to ensure work is completed in a timely and efficient manner. + Perform other duties as assigned. **Required Qualifications** Proficiency in written and mathematical skills as may be reflected in the completion of high school or equivalent. Three years experience in designated trade or licensed journeyman.
